We believe that some aspects of residential property management require highly customized treatment, and other aspects of property management require a process that can be implemented the same way every day, every week, or every month.

Venture Coast collects a large amount of information about our properties.

Each piece of information is used in one or more of our systems so that our staff can make the best decisions possible. The information can also be shared with owners on a weekly and monthly basis.

Property owners can login to their owner’s account and access real-time information.

The information available through this portal includes open and closed work orders, weekly leasing reports, and monthly financial reports.

We have a small maintenance team that completes most maintenance tasks for much lower rates than third-party contractors.

When we require a third-party contractor (i.e. plumbing, electrical, special project), the rate is considerably lower because we have negotiated special pricing for all properties in our portfolio. By employing a small maintenance staff, we can attract the best people and train them into a streamlined system for maximum efficiency.
